Homeowner Qualifications

Habitat for Humanity is a Christian organization that tries to express God’s love by building decent homes for people in need. We would like to provide housing for all people in hardship; however due to limited resources, it may be months, or possibly even years, before we are able to build additional homes.Before a building project begins a public meeting will be held where you will be given additional information. Attendance at this meeting is mandatory to be considered. We ask that interested parties come prepared to pay the $10.00 fee for filing your application. This can be cash, check or money order. It is not refundable.In preparing to complete a full application for a Habitat home, one should have the following:

  • Proof of legal residency for all family members who will be living in the house (birth certificates, U.S. Passports, Certificates of U.S. Citizenship, Permanent Resident Card or current registration cards with attached employment authorization);
  • Social Security cards for all family members who will be living in the house;
  • Legal documents (marriage, divorce or separation certificates);
  • Proof of automobile liability insurance;
  • Federal and state income tax returns for the past two years with W-2 forms;
  • Bank statements for the two months;
  • Utility bills for the past two months;
  • Other sources of income that include child support, SSI, Unemployment, baby-sitting, etc. (Transitional Assistance Department-TAD and Electronic Benefit Transfer (EBT) benefits are not counted as income.)

These items are not required at the public meeting. They will be necessary only if one is invited to complete a full application after the meeting and review of your pre-application. All information will be verified. Fraudulent information may be grounds for denial.

Listed below are the basic qualifications for housing in the San Bernardino area:

  • You do not have adequate housing and the financial means to acquire it (Causes for lack of adequate housing may be overcrowding, substandard housing, homelessness, etc.);
  • You must be a legal resident of the United States or approved for amnesty;
  • Your gross (pre-tax) yearly income must fall on or below the “low income” range as listed below, according to your family size:

* The FY 2014 Consolidated Appropriations Act changed the definition of extremely low-income to be the greater of 30/50ths (60 percent) of the Section 8 very low-income limit or the poverty guideline as established by the Department of Health and Human Services (HHS), provided that this amount is not greater than the Section 8 50% very low-income limit. Consequently, the extremely low income limits may equal the very low (50%) income limits.NOTE: San Bernardino County is part of the Riverside-San Bernardino-Ontario, CA MSA, so all information presented here applies to all of the Riverside-San Bernardino-Ontario, CA MSA. The Riverside-San Bernardino-Ontario, CA MSA contains the following areas: Riverside County, CA; and San Bernardino County, CA.

  • You must be able to cover the closing costs before moving in (approximately $3,000).
  • You must be able to show a stable income record for the past two years and demonstrate the ability to make regular monthly payments;
  • You must demonstrate a history of financial responsibility. Credit report and landlord reference verifying timely payment will be requested. You cannot have an un-discharged bankruptcy or any account in collection in the past year;
  • You must demonstrate a very clear willingness to work during a long period. Each homeowner (with family and friends) is required to contribute 500 hours of volunteer time on their home and/or other Habitat projects.

Habitat does not discriminate in the selection of homeowners. Race, religion, age, gender, disability, marital status and sexual orientation are no factors in choosing families. We are not currently accepting applications at this time. We have 4 selected families waiting for homes and we are still searching for land and sponsorship for them. We will update this page when we begin accepting applications again. At that time, you will receive a courtesy notification of a public meeting when it is scheduled in your area. If you feel that you meet the qualifications outlined above, we encourage you to attend.
